2020 Actuals and 2021 Budget

All, due to Covid we are going to postpone the annual HOA meeting for a couple months, but will send out notices once it is scheduled. I wanted to go ahead and post last year’s actuals as well as the 2021 Budget, which I have attached above and can also be found on the main page under the Document Library. Below are a few updates on issues that were brought up at last year’s meeting and over the course of the past year.   • The basketball court has been extended on both ends and this cost was paid for by the developer so no cost to the HOA.
  • The dead trees at the Covell entrance were replaced per discussion at the last meeting, but we obviously have a lot of landscaping issues to deal with after the ice storm and historic freeze. We will look into filing an insurance claim if it is warranted.
  • Traffic signs were installed at all intersections by the City per discussion at the last meeting.
  • The Board has decided to change pool management companies to NW Pool Management after being disappointed with the upkeep of the pools last summer. We are confident that they will do a better job of maintaining the pools for us.
  • As mentioned previously, we have now found someone willing to maintain the pools in the offseason so they are not an eyesore as you enter the neighborhood.
  • It is obviously going to take several years for the HOA to become self-sufficient, but a lot of our big costs are already established and homes are selling quickly so we should be adding big chunks to the revenue each year. In the meantime, the developer will continue to cover any shortfall for the HOA interest free.
